Our immaculately maintained landscape is one of the greatest assets of Avenel. It includes sweeping vistas across large common areas, small secluded courtyards, and hidden flower gardens.

Lawn maintenance is the responsibility of the Avenel Community Association. All lawns must be kept at the Community-Wide Standard (Declaration of Covenants, Conditions, and Restrictions, Article IV, page 7, paragraph 1). All homes, with the exception of two acre lots, are responsible for payment of their pro-rate share of the landscaping contract; even should you decide to employ the services of another landscape contract. |

Owners with lots of two acres or more have the option to participate in the Associations landscape program. The association’s landscape contractor will provide a proposal annually to each owner of a two acre lot and each lot for their consideration.
Keeping the lawn at the Community-Wide Standard includes fertilizer and weed control applications which will sustain turf in a consistently healthy condition and keep the lawn at a green color consistent with the rest of the streetscape as well as minimize weeds. The fertilizer and weed control products are applied by the Avenel Community Association’s contractor in accordance with the regulations set forth by the State of Maryland.
Recognizing that there may be some homeowners who do not wish to have chemicals applied, the Association will accept requests from owners to refrain from applying chemicals to their property. Requests must be made in writing and submitted to the Association’s Site Operations Manager.
In all instances, all lots within Avenel must be kept in accordance with the Community-Wide Standard. |

MOWING
|
Grass is cut every 7 to 10 days (approximately 33 mowings in a 36-week period) to a height of 3 to 3 ½ inches (height and frequency is determined by weather conditions and is determined by Landscape Manager). Grass clippings are removed from the fronts of yards only in April through June and again in September. Mowing normally begins in late March and concludes in late November. |
GRASS EDGING/ MULCH BED EDGING

Edging of plant beds is addressed one time per year in conjunction with the Spring mulching and occasionally as needed to maintain definition between the bed and the lawn. The edging occurs at the discretion of the on-site Landscape Manager/Horticulturist. All curbs and walks are edged twice per month between April and October. |
FERTILIZATION
|
Grass fertilization occurs four (4) times per year: once in April, once in May, once in September and once in October. The annual total of the nitrogen applications does not exceed three lbs. per thousand square feet. Fertilization of trees and shrubs occurs once in the spring in conjunction with the mulching operation. |
WEED CONTROL
|
Grass is treated twice in the spring with a selective pre-emergent herbicide for weed control including crabgrass control. All other weed control is performed through continual herbicide applications where needed only. No other blanket spreading of chemicals over large areas is used, unless pests have been monitored and are at critical levels which are life-threatening to the plants. All tree shrub, and flower beds are weeded by hand as needed or sprayed with chemicals where this type of method would be safe to use around other plant materials. |
PRUNING

Pruning occurs 4 times, once each in May, June, August and October and is done according to standard horticultural practice. Special pruning requests for either special shaping/trimming, hand-pruning, or no pruning, must be submitted in writing to the Avenel Community Association. Files are kept on the pruning requirements of each home. This contract does not accommodate for pruning of natural woodland trees nor trees that cannot be pruned from the ground level. |
LEAF REMOVAL

Leaf Removal takes place a total of four times during November through January. One or more of these leaf removals may coincide with mowing (i.e. grass clippings and leaves will be bagged or ground up simultaneously.) |
MULCHING
|
Mulching is performed once per year in the Spring with periodic touch ups throughout the growing season a 2” depth of mulch will be maintained |
INSECT AND DISEASE TREATMENT
|
Insects and diseases are treated through an IPM (Integrated Pest Management) program and performed on an as-needed basis which is dependent in part on homeowner calls. No tall native tree treatments are included.
Spraying for insects with regard to roses and fruit trees is not part of the landscape specifications. If you suspect that you are a “pesticide sensitive individual”, it is your responsibility to register with the State of Maryland. To request an application from, write to:

OVERSEEDING
|
One half of every property in the community will be aerified and over seeded yearly. This occurs in the fall using a Turf-Type Tall Fescue or a Fescue shade blend mix, as conditions warrant.
On occasion, the allocation of services included in the contract may be re-allocated by management in order to address the current needs of the community on any given year. For example, we may elect to increase the number of prunings from three to four times per year and reduce the mulching to one per year. |
